If you have the knowledge,and ready. Just go ahead and buy something. I've been hearing talk about a recession for the last 2 yrs. It hasn't stopped me.

What if it doesnt hit for a few more yrs, and you just sat around and waited the whole time?

I know its probably going to come soon, but if I was you I'd just get out there and buy something. There are plenty of good deals to be had. You just have to look for them.

@Daniel Mendez yes your electrician will need to be certified in most cases, or the city wont turn your power on. Also your hvac technician will have to be licensed in order to get ac units. I'm not sure about plumbers, I doubt it. I've always done my own plumbing.

I'm located in indianapolis, may differ state to state.

Just ask everyone around you if they know of any one. Found a great electrician, and a hvac guy that way. Also found a crappy drywall guy as well.

If you dont do any improvements you wont be able to refi right away, Probably wait a yr or so. They will say the value of the house is what you paid for it.

20k is a horrible price, dont get ripped off. I just got 2 new furnaces and ac units in my duplex. I paid right around 6500 or 7k cant remember the exact number.
