So I'm sitting at home on BP surfing the forums checking out the daily content you know the usual stuff and the thought comes to me what would be better to buy a MFR or to build it ? You can check out my profile I only own 2 properties at the moment but I have a lot of excess cash to acquire more and am currently placing offers in my local market but I wonder if I can make my money go further and build instead. Now currently I'm on Episode 151 so far it hasn't been covered so I thought I'd head to the forums and see what your opinions are. I understand you gotta buy the land and all I just want to see what the consensus is. I mean there are plenty of positives to building the most attract I think is a new property as opposed to 30-40 year properties Less maintenance, nicer units, higher rent. No mortgage (if done cash) Plus I'm pretty sure for 100k I can build a 3-4plex if I spend the money right Has anyone done this? What has your experience been? Thanks guys

David Faulkner That's what I was thinking I'm still accounting for the PM cost though because the day I do hand over all my properties I won't be hit cash flow wise I think I might start my own PM company as times goes on

Filipe Pereira I agree with you that's where my thinking is at as well I want to start implementing systems even though I only have 2 properties as that number grows systems will help make my life stress free I talked to a PM about 2 weeks ago and when We met up at their office they were just moving in not the most professional but they are apart of a big PM company They were willing to negotiate on price which I liked I just don't want the beginning of my journey to be low on cash flow you know?
Hi guys I'm Bryan I joined Bigger Pockets a few months back and already I own 2 properties The question comes to mind should I go with a property manager and if so who? I understand that I do t have many properties and the bang for buck factor isn't necessarily there I'd like some feedback
