@Salvatore Lentini Understanding what area I need to focus my time and effort in. I am close to having the funds, but don’t know what to look for as far as what neighborhoods are up and trending. I know some things to look for are established franchises, great school districts, close to transportation routes. What are some things you guys look for in a new area?

I'm a newbie in the RE investing game and have struck up a partnership with a talented investor in my area. My plan of action is to use the BRRRR strategy and live in the property while leveraging the home style loan and renting out the remaining rooms to help cover the cost of the mortgage. I want to make a great first impression with my 50/50 partner and was wondering how the BP community might structure a partnership. For example, since I've never done a deal - what are some things that my partner should expect of me and what should I expect of him? Thank you!!

Good evening BP! I’ve been reading, listening and educating myself about everything real estate. What do I tell my mentor(s) that I want to see a deal first hand before I jump in myself, but want them to get something out of it as well?
Good evening! I’m 21 years old and am looking to buy my first house as a fix and flip and plan to live it the house while renovating it. I have about $30k saved up and was wondering what loan I should use.
