Life is meant to be enjoyed. Within reason of course. That's why they are an '08 and an '09 instead '15's :)

It depends on your area but I agree with Josh. Cash on Cash should be the focus as that will make or break the investment over the long term.

One thing to look at is your build cost per square foot (you could ask a couple builders for ballpark estimates) and land cost versus potential attainable rent. That would give you an idea if it is even viable to build and rent out and still have a solid cash flow. That would be my first look to see if it is even a viable idea.

Does anyone have any recommendations for any lenders that are "investor friendly" that are located in the central Florida/Orlando area? I am trying to expand my network of go to lenders. (I am trying to stay with conventional lenders before going to hard money.)
