Thanks for the feedback All. I got a hold of someone to take core samples around the tank this morning. It will take several days for a lab to test them. Unfortunately, the bank won't give me any more time. We'll see what happens.

I have a contract on a house with an underground oil tank. I've had tank service people come out and estimate the removal at several thousand. A previous owner has poured sand into the tank so it's apparently better to remove than to try to decommission this tank.
I've had a couple of other investors tell me they stay away from oil tanks. There's a risk of past leakage or leakage during removal.

I use laminates but I don't like them because they chip too easily. Once they chip they look like the crap they are. :-)

I would recommend Invest in Apartment Buildings by Theresa Bradley Banta. It's a good solid book.

Several investors are quite interested. It may be a good model. Unfortunately, I had to drop that particular deal for other reasons but I have more on the way and I'm feeling pretty good about them.

Just wanted to let you know what happened. This is the e-mail I sent my potential partners.
"I'm letting the offer on Fern Vista go.
There was a notable lack of comps for this property. I didn't feel comfortable using the per square foot method of determining the value.
Also the rehab was looking much more extensive than expected. In addition to the new kitchen, new floors, interior and exterior paint, the house would likely also need a new roof, all new windows, and insulation in the walls, ceilings and floors. This would have been a budget breaker.
