I would recommend looking in further outlying areas. Sno/King counties are tough for cash flow.

I recently sold a 4plex in Bremerton which needed a 90k rehab for 130k. After rehab this property will cash flow about 800-1,000 a month, not a ton but much better than just breaking even.

I know a GC in Tacoma who does a lot of rehabs. Not much high end though. And not sure if he would want the job. He's busy. PM me if interested.

I would invest it in residential fix and flips or discounted/distressed multifamily properties.

REAPS is probably the best org in Puget Sound. Our next meeting is Thursday 7 PM at the Red Lion in Bellevue. Costs $20 for non-members. But beware, yet another guru will be making his appeal for his workshops and boot camps. That's when pull out the iPhone and get some work done!
