3535 sq feet of living space total in this 3 unit complex. Two 1/1 units and a 2/1 unit. This property is in need of pretty extensive rehab but will have great cash flow opportunity and would be an awesome house hacking endeavor for the right investor! i am newish to BP still very inexperienced but trying to get my real estate venture gong as well. I have a 3 unit property on contract in Morrilton Arkansas but am having trouble finding investors. I am new so I have no list or funnel of investors yet but I have multiple great deals in several areas and Morrilton happens to be one. If anyone can point me in the right direction I would be very much appreciative!

Average listing price for a SFR in this zip code is 100,000. Multi family income earning potential property for rental or rehab and flip. Property will need substantial re-hab. Pictures available on request. Property under contract currently and current buyer is hesitating to pull the trigger. Let me know if want pictures or more info on the property. Great opportunity. This unit has 3 separate apartments. Each with own entrance. Concrete floors on lower part of units with wood floors on second level.

Average rental rates for a 2/1 in the area is $445 a month.

This SFR was a 3/1 but wall was removed to make a 2/1. Has washer and dryer hook ups. No major appliances included. Needs a clean out and rehab. Red brick home, in a rural area of OK. Other homes of similar size sold for 60,000 to 70,000. Larger homes that are closer to urban areas have sold from 100-400 but are not comps to this home due to closer location to city center and larger even though on same Route 1. Rebuilt in 2009 by Cherokee Nation Construction Services. Roof replaced 2010. Septic system. Water supplied by municipal system and electric by Ozark. Please call or email to discuss.

Hey there, I am in Corona and looking to so the same thing in the Riverside and San Bernardino areas. Would love to network and more importantly chat about goals of how you are planning to obtain deals as well as go over criteria that you wish to meet in your investments. Fix and flip is my current t goal while trying to build up capital with a desire to buy and hold/rent when capital is in place. Let's talk tomorrow. This applies to Stephen and others in the area that are ready to pull the trigger and make things happen. Let's make some deals and put some values back into homes that are in need of rejuvenation.

As a new investor in the IE (Riverside and san bernadoo....) I am excited to jump into an affordable market. I have my direct mail going out, online presence is being worked on and trying to network as much as I can. With that said, I would still love the opportunity to JV with someone local in a situation where numbers are good and we both have some skin in the game.

@Sean OToole Thank you for the heads up Sean, much appreciated! It is now time for me to go and see if I can make this deal work out. A vacant home in Corona and the owner is in Michigan. There is about 100,000 in equity but he is weeks away from foreclosure and all i need to do is get him to cooperate. So far he has contacted me from my direct mail I sent out. Hopefully the rest follows suit. By the way, I love using propertyradar, i hope its ok for me to say that on the forum....

If anybody out there happens to be familiar with auction.com and how it all works out here in CA please drop me a message. I have an out of state owner whom has a house going into foreclosure. I have finally been able to contact him and get a response. He has about 20% equity in the house. I think I can get him to agree to selling it to me for the current loan amount, minus some repair costs possibly. The problem is that now when I look the house up again, took a week to get a response from him, it shows that it is now listed in auction.com. Previously to being listed there, property radar had said it had an earliest sale date of oct 15. Is there any way for me to still purchase the house from the owner or is it too far along in the process now?? Please help asap I am trying to move on this property in the next 2 days if it is a possibility.
