Hello BP i got a list source question for you. So i am building my list for my next marketing campaign and i wanted to know the difference between the "mortgage origination date" and the " length of ownership" do i need them both ?

I am open to wholesale, rehab or buy and hold whatever works best. I just wanted to be able to multi offers for the owner to choose from to increase my chances of making something work.

I had this lead come in from my marketing and i wanted to be able to be able to have multiple offers for the owner to choose from. Even if the owner wouldnt accept it i should still offer something right?

I was wondering if some of you more savy investors could share with me what terms you would offer to a owner that was considering owner financing. The house is worth about 475k and rents for around $2200 and the owner owns it free and clear. Thanks BP!
