HOAs are brutal. I stay away from them because they always go up over time and it's hard to know where the $ is going, especially if the management company isn't transparent. Beware!

May I ask why not go for a larger multifamily instead of the SFH. More doors More $

As long as they are taking care of the property, and you are collecting the rents, bigger fish to fry!

least of your concerns! If they are paying rent, who cares.

Buy them :) 

You'll get the higher rent, and will be easier, less time consuming to rent in the future. Take care of it now, reap the benefits later. Good luck!!
