I'm new to direct marketing and want to give it a try but have a few questions. I want to concentrate my efforts towards flips however if a good buy and hold property comes along, that's fine to. I have been reading many posts about list companies, lists to get, kind of postcards/yellow letters to use. In the posts I've read, there really isn't any specific method for either. Everyone seems to have their own way of doing it. I expect some trial and error however would like to know what some of you on here have done when they first started.

Which to use: Yellow letters, postcards, regular letters, etc?

Which list company to buy lists from: Agent24/7, etc?

What kind of lists to buy: pre-foreclosure, probate, out of town owners, etc?

How large of a list: 250, 500, 1000+?

Do I repeat the list? If so how often?

I'm really looking to get this going starting in the beginning of next year and would really appreciate some feedback. Thank you in advance.

@Carlos Solares I agree with Steven. I have had partners on deals in the past. I had the money and he managed the flip with his connections. Did many deals with that gentlemen and our split was 50/50. I think you need to renegotiate your terms. Even if you are only bringing a small amount of capital to the table, there is many other areas you can earn your half share. I would approach the investor with a win win situation. I truly believe you actually bring more to the table. In my past experience with my partner on flips, my partner could've found another investor and would've been fine without me however I could not have continued without him due to lack of experience in successfully managing flips. Anybody can write a check. It takes true experience and follow through to manage and complete a flip. If they do not see your side of this, you have past experience and success stories which will make you valuable in the eyes of another check writer.

Feel pretty dumb asking this question. How do you "mention" someone when replying to their post so they get notified?

Donte S, instead of getting separate #'s for different marketing techniques, I just ask them how they found me. Put it in your script. Take it a step further and ask them why they called your particular sign or postcard so you can improve because I'm sure it isn't the first sign or postcard they've seen. Feedback is priceless!

Any kind of investing is good. It really comes down to your goals. If your looking for quick money then wholesaling or flipping is what you should do. If your looking for long term wealth building then buy & hold comes into play.

Your bf being a good partner really depends on how you two work together and what roles you will both play in the partnership. When I look for a partner, I look for someone who has strengths where I have weaknesses. For example I am good at finding the deals but don't have great organizational skills so a good partner to compliment me would be someone who is organized and pays attention to detail but doesn't like dealing with sellers. If I'm looking for funds then I'm seeking a financial partner who has funds to contribute.
