Thanks. I found the owners address & will write a letter. Other than "I really like your lot & want to buy it" not sure what to say. Obviously my contact information but...any ideas?

Hey Rob, our vacation rentals are in Destin / Miramar Beach Fl. Yes you are correct in "exceeding expectations". After we had success with the first, we decided to use this as a business model for future investing. We have partnered & things are going well. It's not for everyone but the ROI can be quite good. I do like your house on Galveston. It's close to the beach & colorful / fun! We prefer beach areas for the obvious reasons.

@Gary Ennis thanks for the welcome. I feel that Austin is RIPE for short term rentals esp with Air BNB growing at incredible speed. The changes, infrastructure & demographics of Austin Metro really plays into this market niche.

I am a long time lurker and decided to join the fray. I live in North Houston and have invested in vacation rental homes. I enjoy real estate and the different areas, niches... that come with it. My goal is to make consistent money via cash flow, tax strategies... fill in the blank.

What is a favorable way of approaching an individual about buying a lot that is not listed on the MLS. I found general information about the owner & might write a letter to gauge any interest? Thanks for ideas / suggestions.
