I have listened to several TRG podcasts over 2 years? They are very competent & experienced but it seems to be macro level only.
The delivery is very fast...there is no pause to breathe, collecting idea... it is almost scripted for the entire episode.

Austin is a very hot market being the state capitol, large university, tech/industry,... The fact that it is growing fast means a lot of demand & minimal supply. I am not sure that I'd be looking at starting my RE career from a distance in a complex market like Austin.
Just thoughts from my POV but no harm in looking?

Interesting but not a surprising map. Owning property in both Houston & Florida there is significant influx of people for jobs, retirement & warm weather.
My sister owns property in Los Angles, La Quinta, Phoenix... and the incoming groups definately seem to be from other countries. This is obviously anecdotal & casual observations.
Lots of objective / subjective data on population projections, aging demographics,.. future info by firms being presented based on the the last 8 - 10 years. To me its just rife with cognitive biases that are not known till after the fact.

From what little I know, the Nursing Home would probably institute a "Claw Back" where they have a few years to do... I think. I t just does not seem worth the time, effort, monies for a potential problem.

I agree with Steve & James. I have been & still have equities in my portfolio (approx 25 years). I have used various areas including individual stocks using options (calls / puts) , MTFs, ETFs, news letters... but now I only use VTSMX just for the exposure.
The last 7 years i have moved into RE & have no regrets. The funny thing is the lack of liquidity with RE helps me from an investing psychology. That is emotions & market timing which is well documented.
RE is slower and easy to understand in general. Daniel Amermann has some good info comparing the 2 asset classes but as with anything...it depends.
