High taxes, low taxes, it really does not matter. The numbers either work or they don't. There are still good opportunities in City limits, you just have to look a little harder these days. I would suggest the areas @Brandon Redfern mentioned, we are very active in these neighborhoods and have done well there. 

The rental market is red hot, we own a property management company and have little to no vacancies. Our turnaround time is typically 1-3 weeks. If you ever have any questions feel free to call me anytime. 

Does anyone have experience using Vonage,Grasshopper,Ring Central or any other cloud based phone systems ?

We use Buildium property management software and have for years. It's very affordable for someone starting out. Basically you only pay for the amount of units you have. As the number of units you manage rises, so does your bill.
