@Jill DeWit I am not a realtor. I'm an eye doctor wanting to invest in real estate, SFRs and MFRs. I like long-term goals, so buy and hold is my philosophy. I'd like to get a good portfolio of properties going and build up my landlording experiences, before upgrading to apartment buildings.

As far as getting deals come to me, I presume you're talking about networking with other investors and wholesalers? I'm still researching and reading as much as I can to develop my niche.

@David Bokman Actually, I wouldn't be opposed to wholesale, but I'm primarily looking to find a deal and then buy & hold as a rental or flip. I am doing the research and listening to the podcasts. I was able to find a post that answered my questions, but the problem is there are SO MANY posts that it was difficult to find the information. And yes, I wouldn't just make an offer before I did the research. That is why I asked those questions.

Newbie here. After driving for dollars, and contacting the homeowner to make an offer, what are the immediate steps after doing so? I'm in Pennsylvania, so what forms do I use to make an offer and where can I find them? Do I use a title company or a real estate attorney for settlement? Title insurance through the title company? Is it possible to still get a conventional or commercial loan for the offered amount even though the property is not on the MLS? Even if buying "as-is," I can still get a home inspection?

Am I worrying about all the little steps too much, or does the Title Company or Real Estate Attorney take care of all of it?

Any recommended title companies or real estate attorneys in Berks County?

Hey everybody! Let me just say that I'm a newbie, and I'm still entering the research stage of real estate investing and creating my goals.

Well, I'm a big time golfer. I love golf! And one of my possible goals in real estate is to invest in condos in well-known golf destinations, and to rent them as short-term vacation rentals. One of the areas I am looking at is Pinehurst, NC. So, I'd like to know if any of you invest in this area, who do you use and trust as a Property Management, and what kind of fees I can expect for this area?

Also, do you use your management company for every aspect, including booking the rentals, or are you using sites like VRBO and homeaway to book and just using the management companies for cleaning/maintenance?

Shawn, how did you find a team to handle your cleaning and maintenance all the way from Buffalo? I am looking for beach house/condo rental in the Outer Banks, NC and Myrtle Beach, SC areas, but the up to 40% management fees seem oppressive. Could you also share examples of the things you have automated?

@Samantha Lotti In my area (PA), the tax assessors valued amount is lower than what you'd get during a more recent appraisal for financing. From what I've learned, it's best to get comps from similar properties sold recently so you know if you're getting a good deal or not.

Hello everyone! My name is Brendon Weaver, I'm an optometrist and I recently discovered biggerpockets.com by a post in one of my optometry Facebook groups. I opened my own practice about 5 years ago, so that was my baby that I was focusing all my energy on. Recently, one of my patients talked about owning several rental properties and being a landlord. I had an interest in real estate a long time ago, but again, focusing all my efforts on growing my my business. But now that I'm established, I'm looking for diversification by investing in residential real estate and believe that now I'm ready for it. I'm still trying to figure out my niche, but I'm trying to learn as much as possible by reading the forum, listening to the podcasts, reading the beginners guide. I'm a buy-and-hold guy with my mutual funds and stocks, so maybe I'm leaning that way with real estate. Still figuring it out and working on setting the goals. There is A LOT to learn!
