Kevin, i have been watching this area? What do u feel sets this market apart, the price of the properties compared to rent? Heavy past appreciation? More renters than owners? Landlord friendly laws? Low tenant turnover? All of the above?

Thanks, i got my first deal from Tax Lists, so this should come in handy!

Worst part about about tax sale investing is rules are different in EVERY STATE and EVERY COUNTY, lol.

What kinda property sold for $3250? Was it a vacant lot or something?

If so, what would make u buy a piece of land vs a house? I would be afraid no one would want it unless i already had a buyer!

So did you continue to set up your Vanguard? I am contemplating setting up an ETF mutual fund this month, as i don't have the capital for any RE rentals yet.
