Thank you all for clearing this up, points make very good sense. @James Wise that is great you have a neighborhood rating book, i'll check that out! That would be cool if most major markets had such a guide, that would be golden for investors. I'll take a deeper look into the neighborhoods to price point. Thanks alot everyone.

Hi everyone. I was recently searching online outside of our market and noticed quite a few properties listed by agents and wholesalers in Birmingham area. From first glance, it appears that even with rehab, the acquisition cost on these houses yield a much greater COC return than in my area. For example, i saw a duplex renting for $1250, selling for 70k needing 15k repairs. For those of you in this market, is this normal return on these small, sfh or is this market just that volatile and change dramatically from street to street/neighborhood.
I am just wondering, as I am aware certain markets like IN and OH tend to give much better rental returns than other markets, but don't hear much about markets in Southeast meeting that criteria very often. Thanks

Have a seller who inherited property in EastPoint, Ga, owes 42k in mortgage, behind in payments by 6k. Seller wants to walk away from deed for a few thousand dollars to use to relocate. Repairs seem to be in the 15-20k range, i am not too sure about the neighborhood. If taking over payments, would be looking at $520/month.
Anyone familiar with this area in Atlanta, as to if it may be a good by and hold?/Possible flip?

Do u think it would have helped if you spaced it out more, maybe on weekends only for a couple months? Maybe that would have given it time to build with the listeners.
I was going to try talk radio and Gospel radio as well, but you results scare me, lol.

Looks like with repairs, you are all in at like 100k, not bad ROI if you can ultimately bring in all the rents, that will be a killer deal!

Any investor-friendly agents or active wholesalers that are able to JV this property for possible wholesale deal? Owner wants to sell to catchup current payments on his primary residence. No liens or mortgages, free and clear. Will need assistance getting comps, ARV,evaluating overall deal, etc. Will also be getting more leads through online and mailers, so hopefully someone who can be accessible to evaluate future leads, as i am no longer local.
