Hey Jim, Im planning on trying this one. Working in the network installation field, I know this brand has been around a long time. Graybar sells their stuff. (Waiting on a tenant eviction later this month, to do the refurb, and updating work all at once.)

My wife is a broker, working for a big name real estate company, and we have been thinking of starting our own brokerage for a few years. She has been self-employed since she was 21 as an agent and later a mortgage loan officer. A few years ago, while raising babies, she got her bachelor degree and broker license. The question that we are unsure of, is if we should start our own brand, or buy a franchise (c21, remix) etc.. We like low drama and low corporate BS, for now..

I have a 4 unit, that I want to make a "smart home" as far as utilities go. monitor the gas, water, electric and door locks, maybe even cameras too, (cameras is what i do for a living).
My utilities are not separate, so I'd like to monitor them individually, so i might as well make the meters smart. I have found a few, just curious if anyone has any smart meter systems that they like.

Will, you will do good with that. we just sold ours last year, due to living on the west side of the state. full price in 3 days. 3 bed 2 bath. prior to that we would get a lineup of young professionals, and that made it hard to choose.

I am selling a single family home, that i have bought and fixed up over 14 months. did not live there. i would like to buy a multi unit (4) and roll the money into that. just found out we may be closing tomorrow.. am i too late? Waiting to here back. I am ready to buy a new place next week, is that possible with 1031? I am looking at $5k in taxes.

bought at auction. I got a covenant deed stating that i couldnt sell if for 90 days. it is taxed as real estate, on 2 acres, and i got a note from the township stating as such.
