Yeah, this is why when I "recruit" any new Realtors, I make sure they know that thy can only be involved in one transaction. I am setting up multiple other Realtors that I will send the B-C listings to. I'll switch back and forth so it's even.

I'd like to be at every BPO that is done on my properties. How are guys doing this? If most of my properties come from Realtors, will said agent be told when the BPO will be? What if I'm dealing with the homeowner directly?

I have submitted 3 short sale packages to a negotiator and paid $250 each up front to start. This was about 2 weeks ago. I called her 10 days ago to speak with her and I haven't been able to get her to respond to my emails or calls. I've called about a dozen times and sent numerious emails. I have submitted a claim with paypal as that was the payment method to dispute.

My question is, I have a new negotiator that I'm using, how do I get the SS package into the new guys hands and stop her from doing anything with it?

I market to the NOD list for my area and get calls from people asking me what my offer is to buy there house. They seem to be thinking in traditional terms about selling there home. They don't really know or understand what a SS is. How are you guys structuring your "script" on the phone with the homeowner?

Thanks Justin! So are you getting your leads primarily through direct mail? I am currently working with 3 Realtors to bring me leads. Do you have Realtors you work with as well?

What are your lead generation tactics other than bandit signs and direct mail? I'm talking about a marketing strategy that is consistently bringing in the most leads per month. I'm using Realtors but they just seem to be too unreliable. I'd like to have more Realtors work with me but they either seem flakey or their Broker doesn't want to work with investors.

Wouldn't it make more since to wait until the BPO has come in before you list a new short sale property you are double closing? Doesn't the BPO look to see what the property has been listed for in the past and if your new listing pops up, well.

The next "wave" of foreclosures hasn't happened yet. Should be coming due about now into the next the quarter. I'm thinking 2 if not close to the 3 years.
