I have no problem with this, however will the bank? They have a contract in place (with me) and have approved it. Now if I back out what ramifications does this bring?

Justin,

In this case Justin what do you do when the lender requires the property to be listed? Do you just not pursue the property from the get go cause it's VA?

I have a Realtor that wants to represent me on a short sale, but she wants to purchase the property from me on the BC side. Does anyone know if this is an issue.

I got the negotiator on the phone. Found out the BPO came in at 100k. They want 88% (it's a VA loan). At first she said that she needed an $88k offer however she then said that it also has to be listed with a Realtor and with the Realtor fees included the offer now has to be around $94k. That's gonna kill me. The comps for the property come in at $119, however that was about 6 weeks ago. I'm not sure if I can resell the property for a profit. I'm gonna have 6% comm. on the AB and then 6% on the BC. That's killing me. I was under the impression that the lender pays the commission. That's how it's been on my first two deals

Thanks for the offer Nick. The problem was my selection of negotiator. And that's pretty much it. If I had been negotiating myself or had Scott Hubbard then I could have gone to the BPO, however now that I think about it the house is immaculate. I'm not sure how much I could have affected the price.
