well yes, however this homeowner wasn't being represented by the Realtor. There was no listing agreement. Now, this is one of those properties I was describing in another post about the negotiator I hire screwing me over. I'm guessing that she actually started working the file and then stopped. At that point the BPO was probably scheduled without my knowing. Not to mention it's a VA loan so 88% is hard to do without the BPO coming in super low.

Well I'm in a pickle. The offer was denied and I'm not sure how to proceed. I call back the negotiator, left message asking to postpone auction. Said that I think that they can work something out to get this property sold and not foreclosure. It is a VA or HUD house so the denial letter stated they would accept 88% of the appraisal. Unfortunetly the BPO was done a month ago and I wasn't informed by the Realtor I'm working with. I think I'm screwed on this one.

I believe he said that 4 were BOA. I'll keep you updated on how this one goes.

Has anyone been successful in doing multiple short sales for an individual? I have a guy that contacted me from my direct mail. He is interested in shorting 7 properties. That's all the info I have right now.

I have a property going to auction on Thursday and I have all of the paperwork done except the HUD1 and I'm not that familiar with how to write it up. If you can help me please pm me.

Yes, I use this for targeted areas as well. The different is you are in a small area whereas I’m in an area (Phoenix) with over 4 million population.

Yes it all matches. I can stack my printer with 100 envelopes and print all at once.

No we don’t use labels.

We are gearing up to add to other lists to mail to bringing our daily total to about 125 per day. I guess I’m going to have to import from China and buy 6 months worth at a time. Maybe it would be worthwhile to co-op that with other west coast investors?

I haven't found that. I am using regular yellow paper. Same as white, just yellow. I want to use legal pad type paper but 1) I'm not sure how that feeds into the printer and 2) the cost has to be astronomical.

Ok, so I was under the impression that this "tutorial" was going to show me how to actually print the lines onto the blank yellow paper. So what you do is purchase lined yellow paper. Ok, so that changes everything. Now my question is where in the heck do you find bulk lined yellow paper? I am not going to purchase legal pads, rip the paper off and feed that through my printer when I send out 75-100 per day.

I think that I'll set up anothier LLC and have that LLC be the negotiator. That way it breaks it apart from the LLC buying the property.
