Ok so if a homeowner comes to an agent to SS. An agent that I'm already working with. Can that agent just go ahead and represent me and the homeowner would be unrepresented? I just spitballing here, I haven't run this past any of my Realtors yet. If yes then this should take care of the issue of conflict of interest that I'm running into when soliciting new agents.

If I have to go A-C, then I'll add a negotiation fee to the HUD, I try to get $2500.

The question here is at what point do you know you’ll go AC. If you step aside then I would think that your HUD1 is already submitted and if your neg. fee isn’t on the HUD you wouldn’t get it. So wouldn’t it make since to just go ahead and put it on there.

In this case the agent is representing the homeowner. He had just signed an agreement with the homeowner last Tuesady and I happened to call that same day to suggest our working together.

I just got notice from lender that they want to see the listing agreement. I've heard that they can and do use the listing as a starting point for the BPO. If I list it should I list it at the lowest possible comps I can find? I would think that if we do this and show the BPO agent comps, repair estimate, other influential issues we should be able to get the property at around 72% FMV.

So what is the consensus to the question posed here? I am a SS investor. I am doing my own negotiations. Can I put a, say, $795 negotiation fee on the HUD1 and get it?

You have the homeowner be non represented and then I'm represented by the agent.

Right now I'm paying out 6% on both ends just to get my Realtor count up. I have 4 Realtors that I'm working with and will add 2 more using this method. Each Realtor after the 6th, I'm going to switch to a 2% AB 3% BC.

No thanks. I've went through two negotiators that have wasted my time. Others want $$ downpayment and I don't work that way.

So I signed up for Short Sale Artisan and have been playing around with it for the past couple of hours. All in all I give it a C+. It's a good tool, however it's not exactly what I was expecting. It is EXCELLENT in generating the documents that you need to submit, however it doesn't "guide" you through the SS process. I am looking for a software system that takes you step by step what to do and at what point you are in the SS process. I have 12 in my pipeline (small amount yes) but when I've got 30 or so I need to be able to login said system and be told what needs to be done today, (i.e., submit counter offer, submit repair estimates, BPO today). It's a decent program, it's just lacking.
