@Kris Villasenor this is going to be true in general when it comes to leads you receive. Definitely a lot of “wholesale deals” that are worse than a retail purchase. I’d try to build relationships with the people first, if they aren’t looking to build relationships than they likely aren’t going to serve you well anyway and there’s no need to be on their list. If they do, you’ll get to understand how they typically underwrite a deal, who their target investor is, etc.

@Zane K. I've been investing and wholesaling here for ~7 years, it's a great spot in my opinion. We tend to buy stuff in the 200-275k ARV range but pick them up needing rehab under market value. The rents are decent but you'll have to watch your debt closely to make sure it cash flows well. Stay disciplined with acquisitions and don't buy something that doesn't hit your cash flow numbers, I see some of the investors buying here get discouraged when they don't find something right away and purchase something that isn't a great investment. @David Cherkowsky what’s up David! I’ve been investing in Huntsville for about 7 years now and love investing here. What’s worked best for us is C class single family properties, sometimes as rentals and sometimes we sell them via owner financing. Most of the small multis trade for way above what would make sense with current interest rates. These are often scooped up by people with 1031’s or cash to place, or people who don’t know how much rehab may be required. I’d definitely recommend visiting and getting a feel for the areas, although we’ve wholesaled to plenty of buyers who have never made it to town. Feel free to reach out if you you wanna chat!

@Pauline Sabado birmingham is one of those markets I would recommend visiting before investing. There are some great areas and some terrible areas, and sometimes they are right next to each other. Your comps have to be really dialed in. Also there are lots of areas that haven’t seen appreciation in any true sense. I have properties in Fairfield, West end, East Lake, and others, and they can cash flow but the management is difficult (as in getting cash collected from tenants). I say this not to scare, just to inform and let you know issues I’ve had and seen friends have. Also contractors have to be checked in on so make sure your agent or manager is trustworthy and follows up on all work.
