@John P. You have a lot of Texas on there already but Wildhorn Capital has been great, mostly Austin and San Antonio (or at least the deals I’m in)

@Florencio Nayve Huntsville (Madison county) is your best bet in my opinion. Birmingham MSA has some spots where you can win but if you have to know that market well to win. I can’t speak for mobile, and I don’t touch Montgomery whatsoever haha

@John Gentry I literally had someone ask me for these exact numbers. 250 and below, 1800 in rent or better. The guy is in a 1031 with low debt involved. Doesn’t want to rehab, just wants to put renters in essentially. Lots of buyers for what you described but they have different goals, mostly avoiding taxes.

@Rafael Ro I’ve got a good contact near Pismo beach that is an agent but also an air b&b manager, may be a good person to talk to as she stays on top of the cities in the central coast and their ever changing rules around it.

@Michael Ewers very much depends on the type of portfolio you’re going for, but some of the areas that are hot for us have been 35803 (south side) and Madison for more B class areas, and 35810, 35805 for C class. 35811 and new market have been pretty good as well.

@Natasha Lee I didn’t see anybody mention meetup (the website) but often times you can find the groups that meet on there as well, I use it when I’m trying to network in a new city and have found house hacking specific groups even when visiting Colorado.
