@Nicole A. I feel like the landlord before last is the most helpful. They are more open to discuss details about a tenant's behavior or the amount of repairs that were needed upon move out.

I feel like I should be somewhat guarded when I get calls as the current landlord, as if a more revealing answer could come back to bite me...I answer truthfully, but try to keep things short. I just feel uneasy like I'm at risk.

Many private owners and property managers post on craigslist. Tenants often tell me how difficult it can be to find rental properties that allow large dogs above 25 or 35 pounds. So keep in mind that finding a large-dog friendly rental can be challenging and expect to pay an additional pet deposit. East Sacramento and River Park are both nice neighborhoods and are the closest to Sutter memorial. Feel free to ask about specific neighborhood locations if you want opinions comparing multiple rentals.

@Colleen F. Good Point! Some horror stories I've heard about small renter pools had me second guessing...This group seems better than some of the tenants I've had in the past though.

I advertised an apartment early in the month for a March 1 move-in and got a number of bites. However, I put in some engineered hardwood in the apartment and it wasn't show ready until mid-month and raised the rent from $1600 to $1700. When I circled back with those that initially e-mailed me, only one group of applicants viewed the apartment and completed applications. On first glance the group seems responsible and meets the 3x income standard. I'll finish my due diligence and run a credit check, but I usually have my pick of a handful of applicants.

If they meet the minimum standard, would you rent to them or wait a month and gather more applications for a March 15 or April 1 move in?

If the property is in your own name (not an LLC), it's my understanding that the rental income is taxed at your regular rate. However, there are lots of deductions (expenses) that reduce the rental income and sometimes your overall taxable income resulting in a lower overall tax rate: mortgage interest, depreciation, water/sewer/internet bills if you pay them, property taxes, repairs/maintenance, property management...

The is an extra benefit if you work in real estate for a living; it's not hard to read up on the details and criteria for that situation, but I don't know them off the top of my head, and I'm definitely NOT a tax professional.

Hi Sacramento folks,

I have an apartment turning over soon and was really looking forward to not painting it myself. I jotted down a company I saw on the way home from work that I thought was painting a duplex similar to mine. It turns out it was a SFH. The painting quote I have boils down to $1.75 per sq ft and 32 hours of work (about 1350 sq ft, 3BD 2 BA all rooms, including ceilings). There is baseboard and window/door trim that is white; some other color for walls and ceiling) My gut feel is that this is expensive.

Any input, including positive experiences with handyman or painters you've used would be much appreciated. I suppose a PM is in order to keep things on the up and up?
