I want them to be available so bad, I would buy one right away. They seem to be in development and backordered for years. Unless something has changed but I hope they can speed up the production of them. Let me know if you have different information

Hello, I am also located in Toronto and have around a decent sized portfolio in Cleveland. Always Always Always get an inspection if your not going to view it yourself and get someone out there that you trust to look at it for you. Pictures can be misleading. My recommendation would be to drive down there on a weekend and just check out the places you like and see the city before you dive in. It makes a ton more personal.

Hello,
I recently bought a property in Cleveland and inherited the tenant. The tenant is amazing and has been there for a long time, she says she has no plans on leaving. The property is rented at 850 a month with market rent average at 1300 and she covers all utilities and yardwork. I don't want to be greedy but also that is a humongous gap. Should I just raise it a little per year to get it closer? How much is fair?

Hello, I had a contractor quote me $1800 to do tuck pointing on the chimney. The chimney is barely holding on and the mortar is missing in some areas. He said its so much because its a delicate job but I have a hard time with that price. But again I am not totally sure, does it seem reasonable to you guys? This is in the Cleveland area.

My general experience is seller financing it is the best when you are looking for the income from the buyer. You work out terms for the contract and the buyer pays you over time for the house so you don't get all the money upfront. The terms however are usually a lot shorter and sometimes a ballon payment.

Wondering if anyone has converted their multimember LLC down to a sole member LLC and what the process is, all I have found on it is to fill out form 8832. Also, I won't do any buisness this year through my LLC so will I still have to file? Thanks for everything!
