Hi,
One of the tenants in my 5bd unit needs to sublease his room for a couple of months to return home and take care of family issues.
He found someone to sublease his room to, but I'm asking the sublessee to fill out an agreement and go through with a credit/background check. I found this sublease agreement online and added some additional clauses. Can you please take a look and see if I'm missing anything?

Treating the whole unit as a 5bdr. I'm living in the 4bdr unit next door but thinking about how I can make the most of this space if I move out. I know I can probably make more renting it out by room, but it's so much more hassle.
I definitely think I'll need an agreement with the sublessee. Thanks for the heads up!

The roommate leaving will be back, so this sublet will only be temporary. I will definitely do my due diligence with the sublessee, but I'm wondering if I need to amend my original lease to include the sublessee. Or does the roommate still serve as a tenant and he is the landlord to the sublessee?

Thanks for the reply, but in this case, I am the landlord. Sorry for the confusion!
I'm wondering if I should amend the lease to include the subleasor, or just have the subleasor go into contract with the roommate leaving.

Hi Guys,
I have a 5 bedroom unit where one of the roommates is looking to sublet his room. His dad is sick and he needs to be away for a couple of months.
As it stands now, there are 6 roommates that are on the current lease. The lease ends on 1/1/17 and I want to make sure there are no changes to the existing terms. I don't mind accommodating the sublet, provided I can do a proper background check. I live the next door and just want to be sure I'll be safe.
So I'm trying to figure out options here. Does the sublet enter an agreement with the roommate leaving? Do I need to be involved in that contract? How do I protect myself from potential tenancy issues that could arise?
Any help would be greatly appreciated!

UPDATE: Just chatted with the city and learned that variances have a high threshold for approval. If I wanted to convert my duplex to a triplex, 2500sqft per unit is needed on my lot (also confirmed by Daniel above). I only have slightly over 4000sqft on my lot.
Does anyone know a way around this? If my property is a duplex, I'm assuming I can add the 3rd unit as an Accessory Dwelling? Any ideas would be greatly appreciated!

For bedroom closets, do you prefer installing mirrored sliding doors. or just paneled sliders? These will be coming from HD. Mirrored sliding doors are about $30 more each and I will need 5 sets. These will be going into my rental.
Personally, I'd rather save money and go the cheaper route, but are there advantages to spending more on mirrored doors?
