While it depends on your goals and timelines, the sunbelt is a great opportunity. AZ, TX, GA, NC and FL have growing major markets as well as tertiary markets. It can be helpful to have some fundamentals that can help filter down markets. Items like, rent growth, job growth, income growth, job diversification, population growth can be good starting points.

Thanks for sharing these, great insight and helpful. May I also suggest "It Takes What it Takes by Trevor Moawad." While not specific to real estate, "It Takes What It Takes" is a great resource/read. It discusses the art of neutral thinking and overcoming challenges by getting to the truth to determine action. In a space like real estate where there challenges, variables (seen and unforeseen) natural thinking can be a useful way to overcome and grow.

With condos HOA fees are certainly a consideration although how they relate to projected rent growth should also be considered. HOAs can also help offset costs that may be incurred without them. Atlanta is experiencing tremendous growth and while competitive opportunities still exist depending on your goals and timeline. Best of luck.
