While not specific to real estate, "It Takes What It Takes" by Trevor Moawad is a great resource/read. It discusses the art of neutral thinking and overcoming challenges by getting to the truth to determine action. In a space like real estate where there challenges, variables (seen and unforeseen) natural thinking can be a useful way to overcome and grow.

Having some core metrics can make it easier to filter out markets. Items like job growth, rent growth, population growth, employment diversification, income growth can help identify market trends. These fundamentals along with your goals can help you identify markets to target.

Congrats on getting started. Perhaps evaluate the market and see which rentals tend to remain unoccupied the most often. It could the property itself but could also be a result of management or lack of effective strategy. Referrals also remain a great way. You could also target olde properties as those may likely be the least rented and have the most hands off owners as well. Congrats again and best of luck.

Perhaps not earth shattering but always provide an insight (mentioning something that but for you bringing it up they may not have come across). Call to actions are always helpful. Experiment with with delivery, (time of day, day of week, etc.) if you have attachments; do attachments work or should they be embedded in the email? Hope this helps.
