I haven't picked out a multi yet and as for the annuity I'm not sure. It's part of Neap its return isn't bad but if/when a market correction happens I don't want to lose my shorts

Hi all I just started fix and flipping in New Mexico. I'm in Albuquerque and Rio Rancho area. I have an annuity from work and was wondering if it would be wise to cash out for a down payment on a multi-family. How are the Cap rates here ? What's everyone's thoughts on market correction and or a housing bubble ?
