The only thing I could point out is please be extremely cautious of who you're partnering up with. It's something I rarely recommend because of all the complications that usually occur once things start rolling.
And if you really decide to partner up with someone, make sure that the papers, agreements and contracts are extremely clear to all parties to avoid any kind of misunderstandings.

Meditations would be a book I'd recommend to everyone I know because I'm a huge fan of the Stoic philosophy - it's not a book about real estate investing though just to point that out - I got the Gregory Hays version and really enjoyed reading it. His translation is brilliant.
"How to Win Friends and Influence People" is of amazing value too - this one will literally set you up for success in life.
I'd start out with those two.
