@Jordan Freeman Yes, both Houston and Katy are getting a lot of attention and subsequently a lot of competition. But there are plenty of deals to go around. 

As @Mark Allen said, don't get discouraged if you don't get immediate success and keep plugging away!

@Jordan Freeman I'm currently seeing about 1900 letters to get a deal for my absentee mailings. 

I agree with @David Bokman that it may take some time. I had a letter mailed in September last year and I'm closing on the ladies second house at the end of the month. Patience is everything. 

@Mark Allen is correct, there are probably hundreds of thousands of mail pieces being sent every month in Dallas, as well as Houston, Chicago, LA, New York, Miami, Phoenix, etc. and still people (like you and me) are getting deals. 

Don't let the fact that everyone else is mailing to a certain list throw you off. Absentee mailings have been around for decades. Why? Because it works, no matter how many people mail it. 

Track your numbers then refine your message. Then rack your numbers and refine your message.

Koji, There are less expensive rentals in Katy, you just have to know how to find them. I purchased two properties this month under 100k in Katy ISD with rents at $1300/mo. 

How are you finding deals?

I have had great luck with the well known school districts, specifically Katy ISD. I would recommend sticking to areas with great schools; Katy, Klein, Fort Bend, Conroe to name a few.

As for finding deals, one word; market. You can network with RE agents or other investors, send direct mail, post cards, bandit signs, etc. But do something to let people know you are looking for rentals because great deals aren't going to just fall in your lap.
