I've had varying success with yellow letters with the highest response rate about 3%. I strictly mailed to absentee landlords and haven't tried any other distressed listings. I spent about $1000 to gather my list with the criteria. The list will increase in price with the more criteria you use. 

Don't get discouraged if you don't get a deal from your first couple mailings. Keep mailing and you will eventually get a deal. You want to touch your prospect them at least 3 times. 

@Michael Quarles has a lot of great info on his website, YellowLetters.com. His podcast and interview on the BP podcast are great references.

@Joshua Pfaff Go to an investor friendly title company. They will handle the majority of the deal. 

Don't try to draw these documents up yourself and read Dodd Frank.

@Tony Eschete My first deal was a subject 2. I acquired it for less than 3k, then rehabbed and sold it owner finance. 

Subject 2 was an easy way to get started with little cash out of my pocket.

I have a property that I can sub2 but it's PMI is $500/mo! My plan is to owner finance (wrap) this deal to a buyer, but who pays the PMI? Me? The buyer?

I work in the oil and gas business as well. I rotated 2 weeks on, 2 weeks off when I first started. Like you I spent the majority of my time educating myself before I actually bought my first deal. 

I've said this numerous times on other posts but start out with your goals. Sounds like you have a short term goal on completing a deal by year end but what is the purpose of that goal? 

Create long term goals that are anchored to your purpose then build a damn good team around you, that's how to be unstoppable.

@Jean-francois Ndomb I've had anywhere from 0% to 16% response rate, with the average around 4%. The only problem I've found is bandit sign leads are a lot less motivated. I get a lot of calls about renting, people "curious about the process", people looking to buy a home, etc.
