@Corey Thompson I've used bandit signs for almost a year now. Several reasons not to put all 1000 out on one night; landscaping crew could follow and take them down, city will get VERY irritated (they seem not to get too mad if you put out a hundred every few weeks), and it will take you approximately 20 hours to complete (takes me about 1hr to put out 50 signs). 

My advice; do 100 for ten straight weeks and mix up the areas.

Alex, I have a handful of rentals in Katy and West Houston. I personally have not seen any slowdown in the market but, I have heard other investors talk about longer DOM and softening. 

Inventory is 3.4 months, higher than last year but still well below the national average. 

To be honest I think the market is finally coming to an equilibrium where inexperienced or overly optimistic investors are getting burned. You can no longer price a property over market and expect to get a handful of cash offers in the first week. Now you have to price your property competitively.

@Tony Sessa All great advice but I can't stress enough the importance of your goals. Don't waste your time getting mired in the details of RE investing if it isn't going to meet your goals. 

Become crystal clear on your short and long-term, business and personal goals. Then find the best vehicle to take you there.

@Edgar U. and @Kyle J. are correct, you don't need credits to use GV. I was confused by GV's "credits" at first but you'll be able to make calls just fine.
