Hey Kwame,

I would have to agree with @Gino Barbaro. You will be able to find the money on a more stabilized deal. Seems like a lot to take on for your first MF deal. Best of luck!

Hey Colin,

Here is an idea...just an idea, which I am thinking about doing for my third deal. Buy a duplex using a FHA 3.5% down. With the FHA you will have to live in it for at least a year I believe. Find another place after the year is up and when you do you will have 3 units instead of 2 and it will be less money down. Best of luck!

I like to start at the top and work my way down. So cabinets then floor.

Hey James,

I started a investor meet up/club in my area about 6 months ago. I am slowing adding investors from my area. There is about 10 of us so far in the group. It really is a great opportunity to network and get to know local investors.

Post: Looking for the right title company for wholesaling investing

I am not a wholesaler but I would start by asking the title company if they have every done any business with wholesalers. IF they have, I would ask if they enjoyed it and if everything went smooth...if they say something negative then you know how they really feel and I would move on to the next title company. Also, just make sure they know the process so you can make sure they are a good match.

I have never heard of a lawyer selling title insurance. I have only heard of a title company providing it. That's interesting if the lawyer can do that, keep us posted what the difference is if you find out. Good luck.
