Jean-Marie, yes... you can create multiple budgets. I am running the newest YNAB, version 5 web based. If you look at the blue column on the left of the screen, the very top there is the name of your budget and an arrow pointing down. Click on the name of your budget, and then "Create a new budget"..... There ya go!  Sorry i just saw your message. I came back to this thread to see if anyone else was using this program- I'm curious as to how they set up their budgets with their property. Like what line items/envelopes people have.

I am getting a quote on a new homeowners/earthquake policy this morning. I currently have my properties insurances and my and my husbands vehicles completely separate, but if I bundle I may get a better deal on both. Is this a bad idea? Also, how would I budget this out so that I could pay the vehicle part out of my personal finances but have the homeowners & earthquake part come out of my business finances? Any help much appreciated!
Hi! We are in Burbank just next door to you! We currently live in and own a triplex and I've been looking for our 2nd property and it's just so expensive here. I am looking out of state also. I would say, stay where you are and invest out of state. Use your money wisely! If I can find a triplex or quad locally to house hack we would in a second. With 3 dogs & 3 kids, it's been difficult to find a suitable unit for us to purchase. I may go out of state for a turnkey property just because we would have to put so much $ down if we didn't house hack here, and we could buy several properties if we just stayed where we are and purchased out of state. @Ciprian L. @Shawn Morey, they were the first to turn up in my search. I saw some comments that a basic preparer does your tax return, and then you get 10min with the CPA and basically rushed out. Any experience with that happening to you? This will be the first time i am using a CPA since this is the first year since we purchased… I am not too familiar with the costs. Do you find Robert Hall competitive in their rate?

I am looking for a CPA for tax advice in Burbank or the surrounding areas of Los Angeles County. Hoping to find a professional who is an investor him/herself. I have questions about whether or not we should form an LLC, and also if I can continue doing our own taxes on TurboTax or if I should have them professionally done. (Going from paying nothing to do my own taxes to paying someone else $500 isn't easy!!) We purchased a triplex that we are living in from a close family member in April, and this will be the first tax season for us with the triplex under our belt. TIA for any recommendations!
Very inspiring story! I am too very interested in how the upgrades went, and your opinions on where you could have saved some cash. We are in the process of upgrading the unit we are living in. Saw your previous reply- cannot find a way to message you- says contact info is hidden. Thanks!

Hi Jason Insalaco Yes those types of housing situations are exactly what we are looking for. A lot that has a SFH with yard, and then a MFU on the same lot- preferably 3 or 4 units so one my dad can live in and I can rent the other 2-3. I have also seen some of these for sale recently in Glendale/Burbank, but I haven't seen any lots like that where the SFH has at least 3 beds and a backyard. (5 of us in the house and 3 dogs... Really 8 of us!) so that has been the deal breaker for me. I hope to find a great solution like that- it really would be perfect. Would keep this triplex and rent all 3 out. This one has been in the family a long time and we will not be selling it. Definitly the catalyst property tho! Cannot wait to purchase #2. House hacking? I will educate myself on that. And yes- 100% planning on avoiding rent controlled areas!!

Hi Jeanette Adler , yes the $3,000 does cover CAPEX, vacancies, emergencies, and more. However YES- when we get the loans from this equity our mortgage WILL def increase and we will no longer have that $3,000 cash flow. So I believe we will be going down the route of purchasing another MFU and probably living here another year. Not enough room to do any Add-ons.

Hi @Logan Hicks, I have managed this property since we moved in 3yrs ago. I just kind of fell into the roll because it wasn't being done by anyone else I realized. I do it all- the repairs and paperwork. Whole 9yrds. I have redone one of the units upon old renter leaving and found great new tenants quickly- and have been landlording quite well imo based on the fact that I basically tripped into this position lol. Almost a year ago when we finally purchased it from grandpa, I became head over heels involved with learning how to manage and purchase more MFU's and make this my career, since we were blessed with such a great start.

Brandon Turner - just purchased both books and downloaded them into my phone too. Love them. Amazing! So glad I bought them! Actually this posting is a result of your book. It said I had to spend 10 minutes in the forums everyday. Well. Here I am. Haven't been here in months but I will be back tomorrow too!
