Hi everyone,

So this is a total newbie question, but I'm looking to do my first deal and am talking with some hard money lenders. Multiple HMLs have asked me to send my last few tax returns and bank statements. My question is: Is it safe to share this info with them? Or is it unusual for hard money lenders to ask for this info? I appreciate any help from those with more real estate experience than me. I'm looking to flip my first house in Louisville, do you have any GC recommendations that you'd be willing to share? I've teamed up with an agent and hard money lender already, a good GC is the final big team member I'm trying to connect with before I take on my first Flip! Any help is greatly appreciated.

I saw your original post and am in a very similar situation to what you were in 3 years ago. I live in CA and am also looking to get started investing in Louisville. Do you have any recommendations of team members who have been good to work with? (RE Agents, Contractors, Home Inspectors, etc.). Any info or other advice would also be greatly appreciated. Thanks!

@Alex Olson Hi Alex, it's an 875 SF Single Family Home that needs new paint, flooring, a wall knocked down, and some cosmetic updates. I'm estimating roughly an $18k rehab. Let me know if any other info would be helpful, thanks,

Hi everyone,

I'm a college student, new to the forums, and am trying to learn as much as I can about real estate through the BP Podcasts and any books I can get ahold of. I just read David Greene's Long Distance Real Estate Investing and it was fantastic. Has anyone read any books that walk you through how to analyze a residential real estate property to see if it's a good deal? Maybe I don't need an entire book on it and I need more of a short how-to guide, I'm not sure.
