I have out of state investing experience myself but have not done a BRRRR yet (2019 goal). I will say that education is a great first step. Personally, I like @David Greene book on long distance real estate investing and @J Scott book on estimating rehab cost.

If you have any other specific question outside of rehabbing, please feel free to reach out.

Thanks for the inputs. That's what I figured...just wanted to be sure I wasn't alone.

@Matt Greer every office is different, but join a brokerage that offers what you need. For me it was training but for others, they may value branding more. I highly recommend not going for the brokerage that offers the most favorable splits. Money isn't everything, especially when you are starting out.

I was bombarded with crash course flyers in the mail after I finished my courses, but I would have to agree with @Robin Moore, looking up youtube videos like prep agent did the trick as well as taking as many practice exams as possible. Good luck!

Hello BP community,

Looking for advice on how you would structure a commission on the sell of a home for a close relative. I want to give them a good deal and not damage relationships over money. TIA!

@Alex Sabio I'm not aware of any BP meet-ups in the IE but I'm sure there are plenty of REI groups. I have thought of starting one but I know it will take a lot of time. Sent you a PM about the mastermind.

@Brent Coombs No guru here! Just a fellow investor looking to connect with other BRRRR investors FREE of charge...the only investment is time! This is for newer investors since I don't want to waste the time of those who are established as BRRRR investors, like @Brandon Turner, although if he wants to drop by on one of our calls that would be a great honor!

@Justin R. I was actually planning on doing it via video conference, but in person would be cool too.

Congrats Elizabeth Chang! I'm looking to complete my first BRRRR deal. If you don't mind sharing, I have a few questions:

1. Did your rehab go as plan/projected?

2. How did you find your contractors?

3. Were there any significant over/underestimate in your number?

Thanks for sharing!
