Congrats on making the decision to get into RE investing at 19!  I wish I had started that young. 

Highly recommend @David Greene 's book, Long-Distance Real Estate Investing if you plan on investing out of state and using the BRRRR strategy.

Hello everyone,

I am seriously considering getting my license and become an agent but would like to try it out part-time at first to make sure it a good fit for me and my family, but more importantly, it will help me leave my very stable job for a career that I would be much more passionate about.

Hello neighbor! I live in Mira Loma too. I think house hacking is an awesome idea that I wish I had done years ago while I was single. Properties are a bit expensive in Riverside (as you probably know) so it may be hard to house hack a duplex, but the more units it has the more likely you can live for free! Or just go with the SFH method and rent out rooms if you don't mind roommates.

@Joe Splitrock I like your prospective on foundation issues. My gut tells me that this could be a good deal since many will shy away from properties with any foundation issues.

Water leaks is my biggest concern going forward, as you mention. Anything you recommend other than epoxy filling?

I would definitely want to finish the basement (at least one side of it, which doesn't seem to have any major cracks) so that is a good point. A rainstorm was be ideal but difficult... Thanks for all the comments.
