Hi BP people! I am looking to buy my first investment property, and I am thinking Murfreesboro is a good place to do that because the prices are cheaper and it has a strong rental market. I was wondering if anyone has experience flipping or holding in the Murfreesboro market and can give me some feedback? Thanks!

Hi @Account Closed and everyone else!

Nashville has grown and gotten more expensive for sure, but as it expands, new areas will prove to be great investments as well. Bordeaux (north of Nashville) is growing as well as Madison, as @Luka Milicevic pointed out. Hendersonville is also becoming a more desirable place to live! South of the city is also expanding- Columbia and Spring Hill have grown immensely and will continue to do so.

I'm just wondering how your investing and buying strategies have changed with the increase of interest rates. What constitutes a good deal to you now that interest rates are higher?

I'm also in Nashville and am also interested in this Sophie! I have had success on Facebook, craigslist, and networking. I have been going to a lot of meet ups and reaching out to contacts I already have. Nashville has such a great community of people who are interested in doing cool projects and making our city better! I've been going to coffee meet ups and happy hours and loving hearing about the renovations people are working on. Auctions are again a great way to meet people, but I think it's good to be natural and just want to meet people and get into the community without selling something immediately.

Hi guys, I'm curious what your experience with short term rentals in the Nashville area have been like. I heard that there is a big market for travel nurses looking for short term rentals- anyone had success with that?

Hi Saad, 

I know a lot of investors from California and Texas who have invested in the Tennessee market and have had great success with having rental properties here with a property manager. If you find the right property manager, it can be easy and lucrative for you! Clarksville is a great market to get into with rentals as well as the greater Nashville area. I would personally avoid an 'extreme' flood risk, but there are more duplexes out there! Send me a message, and I can tell you about a property I know of.
