Has anyone had any luck with gap funding for fix and flip deals?

I'm considering a fix and flip on a main road. Has anyone had experience with main road properties? Do they tend to sit on the market? 

Does anyone have any reliable contractors in the Detroit area suburbs?

I'm looking to bring a few new contractors on board. My first was easy because it was my brother. Since I began working more in the investing space I quickly began to realize there is no shortage of crappy contractors. What are some of the strategies you use when selecting a new contractor to rehab your properties?

What guidelines do you use to vet a new contractor? What tactics do you put in place for the contractor to perform according the the contract and complete the project on time?

Pretty cool, I wish I was in Town that week, I'll be in Detroit the following week.
