I had some other things going in my favor. I only did this one owner finance deal and it was in my name. The person who purchased it was an investor so they are not living in it. And I opened a $2 million umbrella policy for myself personally. I felt pretty safe with all those things in place.
I only ended up doing a single owner finance deal. I'm not classified as a dealer.

@Nick Peters thanks for the link. I managed to download the file, but it's an .exe and unless I personally know someone who's download this file, I'm afraid I'm too risk averse of malware to open the file. If it was just a spreadsheet I would feel more comfortable.

@Greg Dickerson thank your for the links and the advice. I'm going to have to get a new computer because I've only been using a Chromebook for the past 3 years and it won't work with the complicated Excel documents that have embedded macros. At least that is what I have found by trying to look at the https://www.adventuresincre.co... spreadsheets in the past. The one other thing that is different in this deal is that the land is already owned and paid for in full. Thanks again

Hello everyone,
I have spreadsheets to analyze apartment deals that I want to buy. But I don't have 1 for developing a new project. Does anyone 1 they are willing to share? I have a potential deal that I want to analyze but I definitely don't want to wing it and none of my current tools can help me analyze this deal. It would be great to start with a very basic, bare bones spreadsheet...just to see if it's a deal worth pursuing.

I'll be doing 2 owner finance, single family, home sales this year (in my own name). But any future owner finance deals will be in my LLC. Should I be worried about getting tagged a dealer? I'm in Texas and so are the 2 homes.
I'm debating about whether or not I need to go through an RMLO process to do the 2 sales?

Hello everyone. I need help finding Austin investor friendly local banks. I've been told to "talk to your local banks". I'm happy to do that but I'm just trying to speed up the process by visiting those banks that other investors would recommend. I'm trying to minimize wasting time going into a bank and talking with someone who "wants" to help me, but they really don't have a track record of working with investors.
Specifically: I'm looking for lines of credit for me personally or for my real estate LLC.
I will initially use these lines of credit to pay for my single family rehabs until I refinance them. And then eventually I'll be looking for more money (credit) to do something similar with smaller multi-family properties.
