I am looking for an easy but powerful tool to use to create and send a monthly newsletter to my contacts via email and text. Are there any recommended methods. It's meant to be an informative newsletter about general market trends in the Northern NJ area.
What are the best sources for getting updated information on market trends and analysis for my area, specifically Bergen County and Hudson County in New Jersey?

I'm keeping my NJ Real Estate License active even though I'm busy professionally with other things at the moment. However, it has come time for me to renew my membership to Greater Bergen Realtors (I'm in Bergen County).
Does anyone know if I NEED to renew this to keep my license active or can I let it expire. It's $550 I'd rather not spend right now if I don't have to, but I don't want it to affect my license.

As a new realtor that has chosen a brokerage, it is valuable to create your own branding (i.e. Carl's Real Estate) with a unique logo, business card and website rather than working the standard way using the broker's logo, cards and site?
I come from a digital marketing background so I can see the benefits of having your own branded presence but I am just wondering if it brings actual value or it's a bit presumptuous/overindulgent for a new agent.
I want to get some experience analyzing deals before I jump into investing within the next year.
What is the best strategy to practice analyzing deals so I can feel more comfortable within by the time I ready to make actual offers? If there are any BP books that tackle this, I'd be willing to go that direction for info.
I am an agent, so I have access to the MLS and lots of other tools that may assist me.
Any help would be greatly appreciated.

@Jody Sperling Thanks for the info. Yea I’m in my “forever home” about six years now so no plans to uproot the family.
Just didn’t want to spend time reading the book if the strategy wasn’t going to work for me. So many others to read!!

I have been making notes about seemingly abandoned or dilapidated houses in NJ and wanted to know what is the best tool to go about finding the information about who owns the house.
Also, perhaps someone has some guidance on a good way to approach some owners and see if they are willing to sell.

I already own a home and have no intention of selling. Is reading "The House Hacking Strategy" by Craig Curelop worth reading for me, considering I won't be able to live in a house that I am also collecting income on?
