I just saw an excellent post from from @chrisheeren about a year ago regarding how to calculate capex as accurately as you can. It made me think, does anyone know of a calculator or spreadsheet out there that can be used to help figure out capex for a potential deal?

Hello everyone. I am relatively new to BP. I have flipped 9 homes to date under our S-Corp and we are now considering buy and hold. I am 47 years old and really desiring to create passive income. I am struggling with the thoughts that I am too old to start financing rental properties. I have considered selling some stock and paying cash for some income properties to diversify my portfolio and create come immediate income. I have a friend who has acquired numerous single family houses cash and has some nice passive income coming in now. Instead of doing this, I have been told I should consider leveraging that cash and financing deals so I can buy more properties. This is where I struggle with wondering if it's too late because of my age. With this strategy it will be years until they are paid off. I realize I need to open my mind a bit and I am hoping I can learn a bit through BP to help me do just that. I am ready to formulate a 5, 10 and 20 year plan. I just am overwhelmed with too much information at this time. Classic case of paralysis by analysis. Looking forward to hearing some thoughts and input. Carl

Brandon L. Sorry I should have explained better. My goals are ton use it to help me find deals. It's getting harder to find them through the MLS. I believe this will give me an advantage.

Would love to hear what apps or websites fellow investors are using to do comps. I know the best way is to ask an agent but sometimes I need to move quicker. I've used Zillow and Trulia for recently sold properties. Is there a better way? Thanks in advance.

Found a nice 3/1 property in a nice area with a lot of potential. Only downfall is that it has a walk-through bedroom. Not sure if I would flip it or rent it. Would love to hear any thoughts and opinions on walk-through bedrooms. What about turning it into a 2 bedroom? Would love general thoughts and/or experience.

I have been having a hard time finding a builders risk policy. We did 8 flips from 2002 to 2005 then we took a break so I could focus on my new job. Well we're back at it making offers and the company I used doesn't offer the Builders Risk any more. I was able to find a company that offers a Vacant Home Policy. You can buy 3, 6 or 12 months and renew every three months. Limited coverage but does have liability. This might be the way I go.
