How much will one pay for the closing cost on a Quadraplex with a purchase price of $900,000 In Orange County CA?

As a real estate newbie, I have come to the conclusion of investing in a Triplex/Quadruplex. I strongly feel this is the best route to take to start off my real estate career. my question is this: -How much capital do I need to save to be able to invest in a Triplex/Quadruplex for repair coast, and other maintenance services needed? ( not included the down payment for the home)

I'm brand new to the world of real estate, and just started my learning process about a month ago. I have researched a variety of ways to invest into real estate; and have narrowed my choices in two areas of investment: Flipping and rental properties/land-lording. At the moment, I currently have no capital to work with, and I'm a newly father; which makes making time at the moment difficult to invest in real estate and limited with funds. I am still in the learning process and striving to save up capital, which I am completely aware of the fact that it will be a great ordeal, but definitely manageable. I would like expert advice on; Should I focus on investing in Flipping, OR rental properties? I want to know what route would be the best for me to start off my real estate investment and would benefit me the most. Thank you
