Hi Cayce, I do have a good granite guy, but not someone for cabinets. Nice to hear that the work was done well and at a fair price. Could you share the cabinet guy's info?

This week I put a SF 3/2/2 under contract in Spring, TX. The strategy will be BRRRR and requires some upgrades in the kitchen and bath as well as other minor stuff to take off the dated look. Could anyone recommend a contractor or handyman in the area?

@Thomas S. Good tips and the landscaping hadn't even crossed my mind. I was mostly thinking about the half of the house that is carpeted.

I have a SFR in Austin, TX leased to a woman who is 60 years old and disabled. Her father is financially responsible for the lease. He called yesterday, mentioned 2 break-ins on the same street and said both houses had alarm systems. My SFR has an alarm system, but not activated. Given the break-ins, he requested a dog for his daughter, but our current lease prohibits pets. That was my preference to protect the SFR.

Would like your thoughts on how to approach this... More context, current agreement is 24 months and we are 8 months in. No issues with current tenant.
