Not entirely sure what your asking but if you have enough equity in your property you should be able to take out a line of credit of up to 75% of value and if you can buy a house with that much then to answer your question I would say yes... but your question didn't have enough details but that's the best answer i can give  right now hope it helps

There is no magic to them, in the end all your doing is paying extra each week/month , you can do that without the extra work or risk of an LOC

I would recommend 3 washers 3 dryers for sure, if it was just the six unit I would do 2 of each , nobody likes waiting and they will be more inclined to use them knowing they can do 3 loads at a time if necessary.  I know I rather not spend half my day doing laundry.  In the end you'll make your money back faster

Just wanted to give out some information before everyone thinks this is the greatest thing since sliced bread.  I was watching a 30 min presentation on YouTube about this program and the thing that I didn't care for is the minimum monthly payment to cards even with the 0% intro rate .  It's at 1% which doesn't seem like much,but if your borrowing lets say 150k that's $1,500/month! So make sure what're you do with the money that you are gonna profiting well so it doesn't eat into your bottom line and don't play with the money

I've never had a fridge water line freeze, from what I heard they usually leak when improperly installed

Rhode Island in general is a tough state to invest as  in most cases the numbers don't work (as a stand alone investment) unless your owner occupied.  The deals are harder to find compared to other states but search hard enough and something will give Good Luck

As a DIY guy I've bought thousands worth over the years in as needed only ever rented jack hammer, cement saw and gas-powered hole auger (big ticket rarely used things)

I found it cheaper to just put in led bulbs as they were pretty inexpensive to purchase and they should last 10+ years in tenants and 15+ for personal residence (I try not to keep lights on when I can help it) I haven't had missing globes 😀

Even total rehab I wouldn't put in fixtures unless they are under $15 a pop and look decent but that's just me

most companies that matches 401k 50% they only do it up to the first 3-7% and you have a yearly cap as to how much you can contribute total , I believe it's $18k yearly and $23k yearly if your over 50 years old
