@James York Congrats on taking action! So many people talk about wanting to get into real estate but never take the first step like you have done by engaging with people who are!

Syndications require more than just an RE attorney, you need an SEC attorney else you could run into trouble with the SEC. Kaliser & Associates are local in DFW and handle many syndications, they have done work for me in my deals. @Brandi Graham Great post!

In my opinion, it all comes down to your goals and your time! I've seen many people pay large amounts of money for mentoring and not be able to fully utilize their investment. I have personally invested in a mentor ($30k+) and for me, I would not think twice do it again! However, I still don't recommend it for everyone! 

I am also in DFW, I'd gladly meet for coffee and share my experiences to hopefully better assist you in evaluating if paid mentoring is something you absolutely need to do and if so, with who. Let me know if you'd like to meet, and that goes for anyone else in DFW reading this who may be in a similar situation.

The title company should’ve handled that! Check your closing statement as they could’ve included them in there and offset how much cash you needed to bring to closing? If you have the leases (hope you got those?) and deposit amounts are stated in the leases then you has a strong case to get the deposits as technically the deposits belong to the tenants and are just held by the owner. Assuming there were no realtors involved in the transaction?

First point of call should be going back to the title company.
