Post the three day notice and start the eviction process. Sounds like these tenants will continue to be a problem for you. I have a good real estate attorney who handles all our evictions if you need a recommendation.

There was a re-appraisal done in Summit county in 2017 the values were adjusted based upon valid sales (arm length transactions) in that specific neighborhood over the past 3 years. The next re-appraisal will not be until 2020. The taxes are going to be based on the home values. You have until April 2nd of this year to contest your 2017 tax value. After that point you have to contact Summit County Appraisal Dept. and can address taxes moving forward for 2018 and payable in 2019.

Hi Chaithra,

There has been an increase in the taxes but the increase is based on the sales in the neighborhood. Valid sales = arms length transactions. This goes for single family homes and multi-family homes as well.  If the neighborhood your property is located in has seen an increase in values then more than likely you will see an increase in your taxes.

I manage a few duplex's in the Cleveland area and I have some owners who pay water/sewer but other's who don't. Is your duplex only one meter? Water/sewer bill averages about $150 a month. If you only have one meter you can always roll the estimated water bill amount into their monthly rent.

I would not go the cash for keys route. Move forward with the eviction. It's about a 30-45 day process. Takes about 3 weeks to get a trial date. Definitely hire an attorney. It's $165 well spent and you know it was done right. I'm in Northeast OH so if you need a recommendation for a real estate attorney let me know. Good Luck!
