Hi BP community! I am a new investor in the Lexington, MA area and trying to determine which areas to focus on for long term rentals. I’m open to SFHs and MFHs and would like to find something in the Greater Boston area. Any suggestions as to which areas I should focus on?

@Sam Horton I am aware of the new regs which are now in effect, but hadn’t taken that into consideration in my analysis – so appreciate the reminder! Definitely a good point when considering short-term rentals.

@Charlie MacPherson Agreed! I certainly need to evaluate both options and then target one. Property management is certainly a big factor in this decision. I live and work northwest of the city, so I need someone who can manage the property. I assume it’s easier to manage long term rentals, and seeing as this would be my first investment property I’m partial to playing it a little safe. If you know of anyone who may be interested in property management please let me know!

Looking to purchase a property to be used for short/long-term rentals in Plymouth, MA. Per http://www.city-data.com/, I see that the % of rentals is below the state average (22% of renters versus 38% in MA), should I be concerned? I realize numbers may be skewed due to higher rentals in Boston, but is 22% too low?
