Absentee Owner lists aren't available in KS because the state prohibits the use of public data. However, good list brokers have other alternatives utilizing consumer homeowner data. Owner occupied lists such as Low Economic Stability Scores and Seniors with 15+ Year Ownership are great alternatives - and not just for KS! These lists are good for anywhere - especially the competitive markets.

If you try direct mail campaigns, there are number of lists the you can get from list brokers. These content to be a little bit more targeted than trying to pour through the public records on your own. The key is to find property that you want to buy that is owned by a person who is ready to sell.

For instance, you could mail to absentee homeowners with high equity, homes valued in the range that you want to buy and have owned the home for number of years (so maybe they tired of being a landlord).

@Ryan Auber Welcome on to Bigger Pockets. It sounds like you got a great plan to get started. Some people have success at buying multifamily homes that they can move into, fixup and rent. By living in the house can save on your own living expenses and keep up the property more easily.
Have you considered doing a mail campaign to find properties that you'd want to buy?

@Brandon Foken, I agree with @Dev Horn.

This is a numbers game, and you need to get a lot out there to expect much of a response.

There are sources other than List Source. In Addition to simply specifying Absentee Homeowners with Equity, you can add criteria such as purchase date and age to find owners who might be tired of being a landlord.

Another good target to consider would be seniors who own their homes for 20 or more years. These guys are often ready to downsize.

I like that you are split testing the mail piece, but a better test is to spit each list and send both letters to both groups. Then you are in a better position to know - which list and which letter/post card performed better.

You can also target out-of-county owners using ListAbility.

We have the same criteria (slightly different names) and can select by:

Home market value, Purchase date, single family, high equity (Loan to Value), number bedrooms, home size (Sq Ft), owner age and more.
